WHAT IS REAL ESTATE HOME PRESENTATION?

soldHome presentation is preparing a home for sale on the real estate market by putting on its best “face.”  Compare it to having a professional photograph taken.  You naturally want to look your very best!  Real estate home presentation is like applying proper make-up and wearing flattering clothes on a first date!  First impressions are the most memorable impressions.

Studies have shown that potential buyers generally make up their minds in the first 60 seconds of seeing a property whether they want to pursue a purchase.  The home is made more marketable to the average buyer by creating spacious, balanced rooms that impact buyers to focus on the best features of the home. When a home is professionally styled for the market, potential buyers can more easily see themselves and their furnishings fitting beautifully into the house being considered.  Overcoming this hurdle puts the potential buyer well on the road to making an offer on your house.  

WHAT HOME PRESENTATION IS NOT: a critique of your personal style or decorating ability.

WHAT DOES HOME PRESENTATION INVOLVE?

The single most important aspect of real estate preparation is viewing your home with fresh eyes.  We know how a home can appeal to the largest number of people and what exactly must be done to create this response. Editing of furniture and accessories is a large piece of the process and often the furniture arrangement can be improved.  Additionally, we have a detailed checklist that runs the gamut from cleaning and polishing, organizing closets, providing more light in the house, better accessorizing, and sprucing up the front-yard for improved curb appeal.

WHAT IS THE PROCEDURE FOR HOME PRESENTATION?

There is great flexibility in preparing your home for re-sale.

CONSULTATION ONLY:
You may desire a consultation where we walk through the house with you, thoroughly advising you what to do to improve the home’s appeal.  If you have the time and inclination this may be the perfect approach for you.     

FULL SERVICE:
If just a consultation is insufficient, we can actually provide the service, including making recommendations of trades people for the more specialized improvements such as major painting, repairs, and landscaping.

HOW IS HOME PRESENTATION DONE?

For the consultation, we would be pleased to have your realtor with us, if you or they, so desire.  For the actual work, we prefer to work alone because we work faster that way.  If you choose to be elsewhere in the home, that is fine as well.

From the moment a presenter walks up to your home, she begins to experience it.  Just as a prospective buyer drives slowly by a property, a home presenter evaluates the exterior.

Once inside, she determines the “impact wall” of each room and maximizes the best features by furniture arrangement and accessorizing. 

Furnishings may be placed in different rooms in different arrangements in order to show your home at its best.  Interior design principles will be incorporated to transform the house into a home that attracts a prompt sale at the maximum price for you.

One marginal area will likely be designated as storage and unused furniture and accessories will go there.  Here you can start the moving process by organizing for donations, the trash, and packing items for the move.

Additionally, a check list to prepare for each showing will be provided for you.  And the tasks list will be left for you to do, if you choose not to have the presenter do them.
